Cleaning Services

About our end of tenancy cleaning service

End of tenancy cleaning is done against a specific standard: the check-out inventory. That makes it different from ordinary cleaning, because the areas that matter are the ones clerks reliably inspect — oven interiors, extractor filters, inside cupboards and drawers, limescale on taps and shower screens, skirting, and the state of the appliances.

We clean the property empty, which is how it should be done. An empty property allows us to reach inside and behind everything, and it is also the state the property will be inspected in.

Deposit disputes frequently come down to cleaning, and it is one of the few areas where the outcome is genuinely within your control. Tell us if you have the original check-in inventory and we will work with the standard the property started at.

How it works

Four steps from first enquiry to the job being done.
  1. Tell us about the property

Bedrooms, bathrooms, whether it is furnished, and your check-out date. Flag anything in poor condition.

  2. Get your quote

Priced on property size and condition. We confirm exactly what is covered so it can be checked against your inventory.

  3. Book before your check-out

Book for after the property is empty but before the inspection, ideally leaving a day's margin.

  4. We clean the property throughout

We work through the full list, finishing with floors so the property is ready to hand back.

End of Tenancy Cleaning FAQs

The questions we get asked most about this service.

Will this get my deposit back?

We clean to the standard check-out inspections look for, and cleaning is one of the most common reasons for deductions. What we cannot affect is damage, wear or anything outside cleaning — so we would not claim to guarantee a deposit outcome. What we can do is make sure cleanliness is not the reason for a deduction.

Should the property be empty when you clean?

Yes, ideally completely empty, including the loft, garden and any storage. We can only clean inside and behind things that have been cleared, and the property will be inspected empty.

Do you clean the oven as part of this?

Yes. Oven interiors are included in end-of-tenancy cleaning as standard, because they are one of the first things checked at inspection.

Are carpets cleaned as well as vacuumed?

Vacuuming is included. Professional carpet cleaning is a separate service — some tenancy agreements specifically require it, so check yours and add it to the booking if it does.

How soon before check-out should I book?

Book the clean for after you have moved out but before the inspection, leaving a day of margin if you can. End of month is the busiest period, so arrange it as early as you are able.

Can you do the removal and the clean together?

Yes, and it is the most straightforward way to handle it. We move you out, then clean the empty property in the same booking, so there is no coordinating two companies around one deadline.
